The prison in Kristianstad is being expanded
Intea and Kriminalvården have agreed on a lease agreement regarding the expansion of the Kristianstad prison by 10,000 sqm, with an option for an additional 3,200 sqm. The lease term is 25 years, with an estimated annual rental value of SEK 39 million.
In September 2024, the Swedish Prison and Probation Service made a strategic decision to expand the prison in Kristianstad. The lease agreement covers the first phase of the expansion and includes the construction of 96 residential rooms (192 places), with an option for an additional 48 residential rooms (96 places), all in security class 2. In a second phase, a potential further expansion of the facility by an additional 400 places is planned.
The planned buildings have a high degree of prefabrication, enabling a fast construction pace, and the project is expected to be completed in the second quarter of 2026. In addition to residential rooms, the construction will include spaces for activities etc.
The annual rental value is based on the cost incurred in the project and is currently estimated at SEK 39.3 million, indexed at 70 percent of the Consumer Price Index (CPI). Intea’s share of the investment is estimated to amount to approximately SEK 600 million. The lease agreement is subject to, among other things, government approval.
“The prison in Kristianstad is a well-functioning unit with good potential for expansion. There is a significant need for new prison places and with this expansion, we can quickly and efficiently provide the Swedish Prison and Probation Service with additional capacity”, says Peter Jacobsson, Head of Business Development and Projects.
