Skanska divests elderly care home in Falun, Sweden, for about SEK 330M

The new elderly care home is being built in the district Haraldsbo in Falun. The building will have a gross area of approximately 6,600 square meters and will accommodate 80 residential units for seniors, with a focus on dementia care. There will also be common areas and services for residents such as a community hall, hair and foot care facilities, sensory therapy rooms, and a conservatory in the garden. The outdoor environment is designed with a strong emphasis on promoting health and well-being for residents and staff, while also enhancing biodiversity.

The project has been developed with high sustainability ambitions. The building will be certified to LEED Gold and have approximately 35 percent lower carbon footprint than the Swedish National Board of Housing, Building and Planning's reference value during construction. It will also achieve Energy Class B with low operational emissions enabled by energy-efficient design, district heating, solar thermal collectors, and photovoltaic solar panels.

The elderly care home is expected to be ready for occupancy in the autumn of 2027, when the transfer of ownership to Northern Horizon, a specialized Nordic social infrastructure manager, also will take place.
