Fabege and Birger Bostad to develop new residential properties in Haga Norra

 Fabege is one of the largest commercial property owners in the Stockholm region and develops urban environments with a particular focus on life between the buildings. Birger Bostad focuses on residential development.

With its location close to services, transport links and green areas, there is a high demand for both offices and housing right across Arenastaden, where there are already around 30,000 workplaces and 5,000 residents.

Fabege has already developed a residential neighbourhood in Haga Norra comprising 418 apartments via a joint venture with Brabo. Of these, only three are still available for sale. The development of Fabege's office project Kvarter 1 in Haga Norra, consisting of 27,000 square metres of floorspace, is proceeding according to plan and currently has an occupancy rate of 66 percent.

-          "We are continuing to develop Haga Norra. The next step is a residential housing project. Due to our long-term approach and financial stability, as well as the demand seen in previous housing development projects in the area, we are positive about launching the next phase even though the market has become more uncertain and the general economic situation is tougher," says Stefan Dahlbo, CEO of Fabege.

NCC has been procured as the contractor for the new housing project, which will have a total of 210 tenant-owner apartments and 75 rental apartments. It will be a contiguous residential block with a shared inner courtyard and garage. The apartments range in size from 1 to 5 rooms, and all include a balcony or patio.

-          "We have worked together with Fabege on several projects in recent years and are now looking forward to the first residential housing project conducted via Birger Bostad. During the design phase, we worked on the project's climate impact by looking at the possibility of reusing bricks and using climate-enhanced concrete. The apartments will also have the Nordic Swan Ecolabel," says Henrik Landelius, Business Area Manager NCC Building Sweden.

Construction will start in the first quarter of 2024 and the first occupancy is scheduled for the third quarter of 2025.
